Terms & Conditions

These terms apply to any booking made for Eleuthera or Islay, whether directly with Bembridge Houseboats or through our booking platform. By making a booking, you (the "Guest") agree to these terms on behalf of everyone in your party, and Bembridge Houseboats (the "Owner") agrees to provide the property as described.

Booking Policy

  1. The Guest agrees to abide by all rules and regulations set out by local law.
  2. The Guest shall behave in a respectful manner and be a good neighbour, respecting the rights of surrounding property owners. Causing a disturbance of this kind is grounds for immediate termination of this agreement.
  3. The Guest commits not to use the property for any illegal or commercial purpose, including sub-letting the property or allowing more people to stay than the maximum permitted, unless previously agreed with the Owner.
  4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property, along with any extra costs that may result, caused by the Guest or any member of the Guest's party.
  5. The Owner may refuse to allow the Guest into the property, or ask the Guest to leave, if they reasonably believe the Guest or any member of the Guest's party (or anyone invited by the Guest to the property) is behaving illegally, or that damage is likely to be, has been, or is being caused as a result of the Guest's behaviour or that of anyone they've invited to the property — without refunding any payment made for the booking, and without any obligation on the Owner to find alternative accommodation.
  6. Parking is limited to designated parking areas only.
  7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the Owner's advance written consent. Doing so entitles the Owner to terminate this agreement without providing a refund of any payment made for the booking, and without any obligation to find alternative accommodation.
  8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during the stay — except in an emergency or where a problem needs resolving quickly and the Guest cannot be reached in time, in which case the Owner may enter the property without prior notice.
  9. The Guest must not make any changes to the rented property without the Owner's prior written agreement.
  10. By agreeing to these Terms & Conditions, the Guest waives, discharges and agrees to hold the Owner harmless from all damages or injuries arising from or related to the Guest's stay at the property, including without limitation any accident or injury to the Guest, the Guest's visitors and associates, and loss of money, jewellery or valuables of any kind. The Guest is responsible for keeping their valuables safe at all times.
  11. For direct bookings we take a 25% deposit at the time of booking, with the remaining balance taken 60 days before check-in. The 25% deposit is non-refundable but can be transferred to another booking with us. Half of the 75% balancing payment is refundable if the booking is cancelled 60–30 days before check-in; bookings cancelled within 30 days of check-in are non-refundable.

Additional policies — including rates and fees, check-in/out times, minimum stay, smoking, pets, maximum guests, children and age, and any security deposit — are set out in the House Rules provided separately with your booking, and summarised below.

Check-in & check-out

Check-in is from 16:00 on the day of arrival, using the safe key lock-box; we're alerted to your arrival and are on hand if you have any trouble getting in. Because of the turnaround between guests, we ask that you vacate by 10:30 on the day of departure.

Houseboat rules

To keep the boats — and our harbour neighbours — happy, please note:

  • Not suitable for infants under 2.
  • No smoking anywhere on board.
  • No pets.
  • No parties or events.
  • No loud music, in keeping with the tranquillity of the harbour.

Force majeure

Neither party is liable for delay or failure to perform obligations under these terms if it's caused by circumstances beyond reasonable control, including extreme weather, harbour closures, or other events that make a stay impossible or unsafe.

Governing law

These terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
